Living areas

Behind the honey hued fronted façade, you’ll step into the 400-year-old heart of Merchant House with flag stone floors, exposed stone walls and oak beams. At one end, you’ll find a formal drawing room with sinking velvet sofas complete with an inglenook fireplace and log burning fire and to the other end, a snug sitting room with L shaped sofa and a large Smart TV.

Dining room

Connected to the living area, the elegant and spacious dining room with exposed stone walls and views onto the garden, has a long dining table seating 12 comfortably, perfect for celebratory entertaining and family feasting.

Kitchen/Breakfast Room

Flooded with natural light from the bi fold doors, the generous and fully equipped kitchen is the perfect place to cook up a storm. With a range oven and all the essential kitchen mod cons, a farmhouse table overlooking the garden and roomy breakfast island, there is plenty of space for everyone to gather.

Bedrooms

  • Bedroom 1 (ensuite)

    The calming master bedroom on the first floor with its beautiful palette of natural colours and textures, is furnished with a super-king bed, vintage French wardrobe and a painted chest of drawers with an antique French mirror over it. The ensuite bathroom has a freestanding roll top bath for long luxurious soaks with our 100 Acres products.

  • Bedroom 2

    Enjoying views of the garden, this gorgeous room with super king bed is a sheer delight and heaven-sent for long lie-ins. Decorated in shades of green and raspberry pink with antique furnishings including an elegant chest of drawers, French mirrored shutters, a dressing table and pretty upholstered chair.

  • Bedroom 3

    This is the cosiest of all our rooms, small but perfectly formed. Overlooking Sheep Street, it has a blue, wooden bed frame (standard double), with contrasting tangerine cushions, a pine chest of drawers, with fun artwork adorning the walls.

  • Bedroom 4 (ensuite)

    Sitting on the second floor, this ensuite master is furnished with an inviting super-king bed with upholstered headboard, bedside tables and lamps, a chest of drawers, and a dressing table and antique French mirror. A characterful port window gives you a bird’s eye view of Charlbury and the pretty roof tops. The ensuite bathroom has a freestanding roll top bath and a shower, all kitted out with 100 Acres products for your use.

  • Bedroom 5

    A beautiful and light filled bedroom with glorious views of the garden and bathed in plenty of natural light through the large sash windows. Furnished with a super king-size bed, with floral upholstered headboard, a chest of drawers and a Victorian pink velvet chair to relax and soak up the views.

  • Bedroom 6

    This pretty, botanically themed, twin room has two full sized single Victorian iron framed beds, so it works for both adults and children alike. From here you can hear the bells of the local church ringing and take in local life as it passes beneath you.

Bathrooms

The house has a generous number of bathrooms. The two family bathrooms have large walk-in showers with both a handheld and rainfall shower head and are complemented by freestanding baths, where you can relax and unwind or let little ones splash to their hearts' content. The 2 ensuites, overlooking the front of the house, both have gorgeous roll top baths with one also having a walk in shower. All bathrooms are kitted out with 100 Acres signature botanical bubble bath and body wash for you to enjoy.

Garden

Designed by local garden designer, Susan Dunstall, the beautiful country garden rises to three terraces surrounded by stunning traditional Cotswold dry stone walls.

There’s a small terrace directly outside the kitchen, with a bistro café table and chairs, perfect for enjoying breakfast in the morning sun. You’ll also find a larger terrace with outdoor sofa and parasol for soaking up the pretty garden views as well as a separate dining area under a rose covered oak pergola, all surrounded by beautifully planted borders and a sloping bed of lavender.

Designed to be a garden enjoyed all year round, whether that's finding the perfect spot for a chilled glass of rosé, cooking on our Egg BBQ, roasting marshmallows on our fire-pit or enjoying a game of boules.
